  • Q: Are you licensed?

    A: No, Maryland does not require Property Management companies to be licensed, However, there are other states that require licenses ; Delaware, Florida etc.
  • Q: Can I reach you after hours?

    A: Yes, but only for emergencies only or anything regarding danger to life in any properties. If not an immediate emergency please email or call us during normal working hours.
  • Q: Can you put the money directly into my account?

    A: Yes, all money will be processed through our ACH payment system.
  • Q: Do I get to see the lease or sign it?

    A: Yes, upon request, our lease will be emailed to you, there is no need to sign the lease as Blue Phoenix will be your sponsoring agent.
  • Q: Do you sell real estate too?

    A: Yes, unlike other property management companies, we actually invest in commercial and residential real estate as well which makes us the perfect candidate to manage your asset for maximum cash flow.
  • Q: How and when do I get my checks?

    A: All payments will be done through our ACH payment processing system. Payments will be made to owners on the 10th of every month.
  • Q: How is rent collection handled?

    A: All rent payments will be collected online through our ACH payment processing system.
  • Q: How long of a lease do you sign?

    A: Our leases are 12 months and month-to-month.
  • Q: How much security deposit do you charge the tenant?

    A: We charge our residents the equivalent of one months rent for security deposits .
  • Q: How soon can you start managing my property?

    A: We can begin managing the property after 3 simple steps:
    1. Inspection of the property
    2. Insurance add-on
    3. Deposit of reserve account
  • Q: What type of properties do you manage?

    A: We currently manage Single Family Houses (SFH), Multi-family, and any off site management (ex. 9units, 16 units etc.)

    A: We send monthly updated portfolio reports which includes; financial, new move-in’s, upcoming lease renewals/terminations etc.

    A: We will hold all resident security deposits in a trusted escrow account.

  • Q: What's your cancellation policy?

    A: We initially start off on a 6-month contract, then monthly renewable contract with free cancellation. The process is done like this to stabilize the property in case of prior bad management of the investment. It takes more than 30 days to turn around property from bad to good
  • Q: Which areas does your company service?

    A: We service Baltimore and Anne Arundel County (Glen Burnie, Annapolis, Crofton, Hanover etc.) areas
  • Q: Do you collect management fees when a unit is vacant?

    A: We ONLY collect fees on occupied units
  • Q: Are there miscellaneous fees that I should expect to incur?

    A: We are very transparent with our pricing, you will never be charged anything extra than the services you signed up for, which is why we have created an “Owners Benefit Package”, this creates one monthly fee that houses all services typically needed for management.

  • Q: What is your preferred method of communication?

    A: We have simplified the communication process to make it easy as possible for Owners. Each Owner will have their very own “Portfolio Ops Manager” which will serve as your all-in-one communication line for all your properties
